New Airport Access Road
CONVENIENCE defines Londonderry’s new high capacity Access Road to Manchester-Boston Regional Airport. It also provides a home for new companies on 1,000 acres!
Years in the planning and approval stages, the new high capacity Access Road through Londonderry from Route 3, promises tremendous convenience and speed for air travelers and cargo shippers. In fact, a new era of convenience started with the recent signing of a multi-year between United Parcel Service and the LL Bean Company of Freeport, Maine, and the re-signing of a five-year gates lease between Manchester-Boston Regional Airport and Southwest Airlines!
“No longer will travelers and cargo forwarders have to do battle with a two-lane access road – soon, we will have a multi-lane, high capacity, toll-free access road whisking cars and trucks right to the airport”, said airport director Mark Brewer.
“This access road also opens up over 1,000 acres for new commercial/industrial development alongside corporate neighbors such as Stonyfield Yogurt, AES, and Insight Technologies among others, as we also increase the exposure of our industrial Eco-Park,” said Andre Garron, Londonderry’s Community Development Director. “We fully expect to assist potential corporate neighbors in developing LEED certified structures, or smart-use/designed buildings,” he added.
The Access Road offers two large parcels of land with completed infrastructure at the site. Tenants can take our planning and development plans and adapt them for their individual use as we also have multi-use planning and visual design software which allows potential tenants to look at multiple design or land use options on a laptop before committing to expensive visual and engineering drawings.
The Access Road represents the combined efforts of federal, state, regional, and local teams working together to plan and offer business one of the best real estate offerings throughout New England. The Londonderry Eco-Park and the land adjacent to the Airport Access Road are zoned to accept light industrial, R & D, technology support, and component manufacturing – all of which is within a handful of minutes from first-class air travel on Manchester-Boston Regional Airport’s 170+ flights a day.
“Considering our land is just 40-minutes to metro-Boston, and less to Interstates-95/495, plus the fact that The new NH Advantage can offer companies considerable savings on operations, taxation, wages, and more without compromising lifestyle advantages of Metro-Boston. We believe the new lands, opening with the Airport Access Road and the East-West connection via Pettegill Road will be very attractive to many companies trying to reduce their operating costs. The best part of the appeal is that with the tremendous upgrades in healthcare, housing, education, and lifestyle in Southern New Hampshire in the last decade, we believe we have an appeal that reaches out nationwide,” Garron concluded. “Business is good – and life is better in Londonderry.”
